A storage unit auction is the sale of the contents of a storage unit when a tenant has defaulted on their rental agreement. Auctions are conducted to recover unpaid rent in accordance with applicable state self-storage lien laws.
Online auctions take place on our website during a scheduled bidding window. Live auctions are conducted in person at the storage facility on the posted auction date and time.
Online Auctions require a registered buyer account. Live Auctions do not require an account unless otherwise stated. Registration is at the location the auction is conducted.
Click “REGISTER” in the menu and select “Register as Bidder.” Enter your information, email address, and create a password. A verification email will be sent to you, so be sure to check your spam or junk folder if you do not see it. Click “Verify Email Address” to activate your account. Once verified, log in to your account and go to your dashboard to set up your payment settings. After that, you can browse active auctions and place bids.
Live in-person auctions are held on-site at the storage facility. Arrive at least 15 minutes early to register. Units are sold one at a time by the auctioneer and will be opened briefly for visual inspection prior to bidding. The highest bidder wins. All sales are as-is, where-is. Winning buyers must be present and prepared to pay with CASH ONLY immediately. Winning buyer must secure the unit with their own lock and clean out the unit within 24–48 hours, leaving it broom clean. A cleaning deposit may be required by the facility.
Yes. All units are sold as-is, where-is, with no guarantees, warranties, or refunds. Buyers are bidding on the entire contents of the unit.
LIVE IN-PERSON AUCTIONS: Units will be opened on the scheduled auction day once the auctioneer arrives at the facility. Buyers will be given an opportunity to visually inspect the unit, after which bidding will begin. You are allowed to observe from outside the door but do not touch, move, or remove items. ONLINE AUCTIONS: Physical inspection is not permitted. Units are sold based on photos and descriptions only. Photos are provided for reference and do not guarantee specific items or conditions. Buyers are bidding on the entire contents of the unit, sold as-is, where-is.
Some auction companies charge a buyer’s premium for live in-person auctions. At this time, our company does NOT charge a buyer’s premium for live in-person storage auctions. The winning bid amount is the full purchase price and is paid in cash, unless otherwise stated. Sales tax may be applied to the winning bid amount unless you have a resale license.
All live in-person storage auctions are CASH ONLY. Buyers must be prepared to pay the full winning bid amount in cash immediately after winning a unit.
Online auctions use a split payment structure: • A 15% Buyer’s Premium and 10% Buyer’s Fee are charged to the buyer’s credit or debit card after winning. • The 10% Buyers Fee is applied toward the winning bid amount. • The remaining balance is paid directly to the storage facility in cash only, unless otherwise stated. Payment instructions are provided on the buyer’s invoice after the auction ends.
This process secures buyer commitment, reduces non-payment, simplifies facility accounting, and speeds up unit turnover.
Remaining balances are CASH ONLY unless the storage facility specifically states otherwise. Accepted payment methods are determined by the facility.
Failure to pay as required may result in loss of the unit, forfeiture of payments made, suspension, or permanent removal from future auctions.
Buyer fees may be refunded in the following situations: If the tenant pays or redeems the unit prior to completion of the auction. If there is an error with the auction listing, including incorrect information or administrative issues that require the auction to be canceled. In these cases, any buyer fees already collected will be refunded. All other completed auction sales are final. Buyer fees are not refundable once an auction is properly completed and awarded to a buyer.
No. Buyer premiums and fees are charged only if you win an online auction.
After payment is completed, buyers coordinate unit access directly with the storage facility.
Clean-out timeframes are determined by the facility and are typically 24 to 72 hours unless otherwise stated.
Yes. Units must be left broom clean unless the facility states otherwise. Dumping or cleanup fees may apply if unit contents are not completely removed.
Failure to comply may result in loss of the unit, forfeiture of payments, cleaning deposits, and suspension from future auctions. Most facilities will allow you to rent the unit if you can not clean it out within the specified time.
