Units must be cleaned out entirely within 48-72 hours, leaving them broom-swept.
The buyer must promptly return all personal property, papers, photos, legal documents, tax returns, bank statements, yearbooks, etc.
Winning bidders understand they are entering into a binding contract. Failure to pay either party or clean out units completely will result in a permanent account suspension.
The facility has the right to cancel the auction at any time.
Defaulted tenants can cancel the auction by curing the account until payment is received from the winning bidder.
Winning bidders are liable for their winning bids, associated premiums, taxes, and fees regardless of whether they claim the property of the auction unit or units.
If the winning bidder has not submitted payment within 24 hours of the auction close time, the unit can be offered to alternate bidders.

Upon account suspension, all active winning bids will be removed.
If a unit receives NO bids or a winning bidder fails to pay, the unit becomes the property of the seller for disposal or relisting.
